Property management staff are Alice (Allie) Bennett-Moran, RB, her assistant and two bookkeepers. We are able to give each of our clients and their properties individual attention on a full-time basis. We like to keep in close contact with you, the owner, to insure that your property is being handled according to your specifications, and that you are fully aware of the status of any given situation. Special attention is given to Fair Housing and Landlord/Tenant laws.
Approximately 30 of our properties are vacation rentals, mostly ocean-front or golf course front condos in the Keauhou area with a few at Alii Lani and Alii Cove and in town such as Kona Pacific and Kona Alii. We check the properties personally before and after every booking, arrange for the cleaning, manage the advertising, write the ad copy and order the photography for vacation properties. These properties are integrated on this website so that the customer can “Book It Now” via our VRBO listings.
Regarding the management of your long-term property, we do a careful screening of tenants using the services of a licensed and professional credit reporting business to run a credit report on all prospective tenants. We check with their last two landlords to determine whether they caused any problems, how they paid their rent and if they kept and left the place in good condition. We verify income and employment and, if they are self employed, get two years of tax returns.
Thorough inspections are conducted before a tenant takes occupancy, every six months during the lease and immediately after the tenant vacates. With each inspection, we prepare a written report for your property file. When a new tenant is selected for your property, he or she receives a current inspection report so that when he or she moves out, this careful documentation helps us identify any damage not due to normal wear and tear, which we charge to the tenant. Our policy regarding cleaning is that the property be left in a spotless condition including windows, screens, outdoor storage, etc.
We are available seven days a week to handle property emergencies.
We supervise all repair and maintenance work and gardening. We call or email you to keep you updated on repairs and always consult with the owner regarding major expenditures. We formulate ads which give your property the best exposure for the quickest re-rental. When it’s time to renew a tenant’s lease, we evaluate your property with regard to the current rental market to keep your rental income as high as possible.
At your request, we will pay your General Excise Taxes for a modest fee of $125.00 per year, and an unlimited bill pay service for $275.00 per year.
We provide monthly statements which report income and cash flow details for the month and year-to-date. We also enclose original invoices for any work done on your behalf that month. In January, you are sent a 1099, an end of the year statement and your GE tax returns if we have prepared those for you through the year.
